Education and news for smart DIY landlords!
In a previous blog post, I talked about how writing a tenant newsletter can benefit your business as a landlord. Newsletters help you communicate reminders, strengthen the landlord-tenant relationship, and make your tenants feel more at home. Maybe you’re wondering what specific topics you should tackle in your newsletters. Don’t worry. If you need help with ideas, here are the best ones. Dig in.
Tenants can get caught up in the busyness of their lives, so it’s easy for them to lose track of important occasions and activities. Help them stay on track by sending them a list of all the dates they should remember. These are dates for monthly rent payment, scheduled maintenance, quarterly inspections, and community events.
Staying on top of cleaning can be a drag, but nothing is worse than getting sick or experiencing stress because of a dirty home! First of all, let your tenants know the benefits of a clean rental. Next, offer simple tips such as cleaning for just 10 minutes each day and throwing away junk right away. If possible, attach nice pictures that will help the tenant visualize how great a clean place is.
No matter how messy a tenant is, someone living with him/her who happens to be “messier” is a huge problem. As a landlord, the last thing you want is for these roommates to fight. If you have tenants who share a room or common areas, send everyone tips on dealing with messy roommates. Emphasize the importance of open communication, planning together, and avoiding saying hurtful things.
Encourage tenants to help improve the well-being and economy of your community by supporting local businesses. To make it happen, send out a list of the nearest local businesses in your next newsletter. These can be local gift shops, restaurants, auto repair shops, farmer’s market, and fitness gyms. If you've personally visited these places, give an overview and the best features of each place. Make mention a delicious food or a nice item to pick up.
One of the reasons why people rent is that they want to save money while being able to reach their personal goals. Show tenants that you care by sharing with them ways to save money while renting. For example, you can talk about reducing energy consumption by turning off all devices when not in use or cooking one’s meals at home.
These are just some of the topics you can discuss in your newsletters. I hope that you can apply them today! Stay connected with your tenants through email newsletters. You can save time by spending a few hours writing newsletters for an entire month and simply scheduling all of them using a free email marketing service like MailChimp or Benchmark. I hope you learned from today’s guide!
